Calgary Housing Market Cools

Every quarter brings its own story in Calgary real estate, and as someone who's guided families through this market for 18 years, I’ve seen how subtle shifts can create new opportunities—and new questions. In late Q3, Calgary’s residential benchmark reached $566,700, with sales dipping about 4% year-over-year to 1,650 and new listings down roughly 11%. This signals a gentler market pace, giving buyers more breathing room to weigh their choices. Inventory was measured at 6,500 homes (about 6% lower than last year), and supply hovered around 4 months—enough for those who want to compare before deciding.

Detached and semi-detached homes held their ground: detached sales edged up 4% (896 homes sold), semi-detached rose 5% (163 homes), with prices steady at $739,400 and $685,200. Meanwhile, higher-density options like row homes and apartments felt more pressure—row home sales dropped 18%, apartments 14%, with benchmarks at $412,400 and $291,400 respectively. It’s worth noting a lot of the recent construction boom has focused on these property types, which helps explain the market split.

Having built my business on repeat clients and referrals, my aim is always to translate these numbers into real-life clarity for Calgarians—whether you’re searching for your first home, weighing an investment, or considering a renovation. The market may be cooling, but knowledge is always empowering.
