After nearly two decades helping families make Calgary their own, I’ve seen the city weather every market swing imaginable—and 2027 is shaping up to be another testament to our resilience. The latest forecast puts Calgary MLS sales at 26,000 for 2027. That’s still a touch lower than what we saw in 2025, but it’s a step up from the softer 2026 outlook. Average home prices are expected to hold steady near $645,000. This stability comes thanks to a healthy pace of new construction and growing supply, which are balancing out the ongoing demand from our city’s growing population. For renters, a projected 5.8% vacancy rate means more options and flexibility than we’ve seen in years. With about 21,000 new housing starts on the horizon, Calgary continues to stand out as one of Canada’s most active major markets for residential construction. Having guided clients through all kinds of market turns, I know first-hand that opportunity is always here—for buyers, sellers, and renters alike.
