Having spent 18 years walking clients through every twist of Calgary's housing market, I keep a close eye on how each segment is performing. Recently, as we wrapped up Late-Q3, Calgary saw 1,650 home sales—about 4% fewer than last year. The residential benchmark landed at $566,700, just a 1% dip, with nearly four months of inventory—signs of a market holding steady overall.
What really stood out to me: detached homes. We saw 896 detached sales, up more than 4% year-over-year, and benchmark pricing held at $739,400, slipping only 1%. With sales-to-new-listings just above 50% and a little over three months of supply, it’s clear that demand for single-family homes remains resilient. As someone who’s lived and worked in every corner of this city, I see firsthand why detached homes continue to anchor so many family dreams here.
On the other hand, higher-density options have softened after several years of rapid development. Apartment condos posted 343 sales—a 14% drop from last year—and row home supply crossed the four-month mark for the first time since 2026 began. Benchmark prices for condos fell more than 8% to $291,400, while row homes reached $412,400. These numbers matter, especially if you’re weighing financing or considering your next move.
Even with some Late-Q3 softness, seasonally adjusted prices stayed steady compared to earlier in the quarter—no real surprises, given our steady job growth and positive migration trends. Through all the ups and downs, my goal remains the same: helping Calgary families navigate with confidence and local know-how, whether you’re stepping up, scaling down, or just looking for your next chapter.
