Calgary Detached Homes Buck the Slowdown

I’ve watched Calgary’s real estate rhythms for nearly two decades, and this season is a fascinating one for detached homes. Despite a slight dip—1.65K total sales in Late-Q3, about 4% lower than last year and essentially steady month-over-month—detached properties are bucking the usual seasonal slowdown. We saw 896 detached home sales in Late-Q3, not only up from Mid-Q3 but also more than 4% higher than a year ago. This resilience stands out, especially as other segments softened.

New listings have edged up since Mid-Q3, bringing the sales-to-new-listings ratio to around 49%. Inventory remains stable, and months of supply are just under four. Most of the recent building activity has focused on higher-density options, so detached supply hasn’t ballooned—keeping the balance in check. Prices tell their own story: row homes dropped around 8% year-over-year, apartments about 6%, and detached homes just 1%, with the softer spots in the northeast, east, and north districts.

As someone who’s helped hundreds of Calgary families navigate these shifts—whether for a first home, an investment, or a renovation project—I know how important it is to track what’s happening at the neighborhood level. Every market tells a story, and right now, detached homes are writing their own.
