Calgary Detached Sales Improve

The latest numbers from Calgary’s market tell an interesting story, especially for detached homes—a segment I watch closely after nearly two decades helping families settle here. In Late-Q3, we saw 1,650 total sales, which is steady compared to earlier in the season and only about 4% below last year’s pace. What really stands out is the strength in detached sales: 896 homes changed hands, up more than 4% year-over-year and even higher than Mid-Q3. That extra activity, fueled by more listings, helped keep things balanced for buyers and sellers alike across the city.

Inventory levels remain stable, with supply just under four months—so there’s still a healthy amount of choice, especially in detached homes. Most of the new supply came from apartments and row homes, thanks to a three-year construction boom. That’s shifted those segments into more of a buyer’s market, while detached homes hold steady in balanced territory—something I always keep in mind when advising clients on timing and strategy.

Seasonally adjusted prices stayed fairly level from Mid-Q3, but the unadjusted Calgary benchmark sits at $566,700, down about 1% year-over-year, with sharper declines in higher-density options. As someone who’s lived through the ups and downs of this city’s real estate landscape—and helped clients do the same—I know how important it is to look beyond the headlines and focus on the opportunities that fit your family’s needs.
